7:45 PM on 3-28-25. I received a text from tenant Mr Wong. in our text communications and later a call we concluded it was a drainline backing up.

9:46 AM 3-29-25. Tenant coming from Ogden. Im meeting him at 10:30-11 AM range
9:47 AM I called plumber. 
9:55 AM I arrived at 440 East.I checked water heater and it was not the problem. After checking the tile work in the basement shower I determined it was not coming from shower tile joints, At this point I determined it to be a category 3, black water or sewer water. After doing some testing.
I called plumber Layne Swartz back and canceled him because he does not do drainlines. He was coming because we thought it was the water heater.
10:30 AM I ran water in the basement shower for 15-20 minutes longer to see if the drain would back up. Nothing happened.  I had Mr Wong go upstairs to turn on the tub water, sink water and kitchen sink water. It was at that time the floor drainline started to back up.
Since it is sewer water, I determined that the carpet needed to be pulled and put in trash. See videos and photos attached for your insurance company. Alert Restoration will pull up carpet

Damages that I could see are as follows:
Carpet in family room to be replaced even if water reached out approx 6 feet into carpet.
Carpet in bedroom to be replaced. The sewer water went into the bedroom 2-3 feet into entry but to the right and left of door frame water penetrated 12-18 inches, both sides of entry door, but being a cat 3 whole room carpeting to be replaced.
Baseboards were penetrated about 16th to 1/8th approx. absorption 10-20 feet range or less.
Sheetrock penetrated 1/4 inch of that, so if the sheetrock needs replaced its only 6 inches up from baseboard. But the code for cat 3 might be 12 inches.

I expedited the calls to certified companies to care for the concerns. If we allowed a restoration company to expedite calls it would be approx $2,000.00 to $3,000.00 in additional costs to the insurance company. Alert will know exactly the codes required to restore. and Coats Drainline will determine the best cure, not me as your manager. They have to go by the code. I'm just making my own assumptions but they'll be close.

11:45 AM  I  Called Coats Drainline spoke to Durk Coats 208-766-3479 to schedule. Hes coming out Monday morning to camera line and auger line. 
11:51 AM I called Alert Restoration. We also talked about it being a category 3. A category one is drinking water, 2 is bathtub or laundry and 3 is black water or sewer water. It does not mean the water is black, it can be clear but its sewer water. You'll note in the video that water coming up out of drain is clear but its sewer water.
